WHAT'S INCLUDED ~

STRUCTURAL:  Framing is visually inspected within the attic, and observations are made regarding the foundation.  The crawlspace or basement framing is visually inspected and is probed in several areas to ensure structural integrity.

ELECTRICAL:  All accessible wall switches and outlets are tested, along with a visual inspection of ceiling fans and light fixtures.  We also remove the cover of electric panels to inspect for proper and safe wiring.  Conveying appliances are operated as well.

PLUMBING:  All plumbing fixtures are tested, and all visible plumbing pipes and connections are examined for proper performance.

MECHANICAL:  Heating and air conditioning systems are turned on and temperatures are evaluated (forced air systems).  Ductwork and equipment connections, and the general appearance of equipment is examined.  Gas logs are operated to ensure proper function. 

INTERIORS:  All accessible windows and doors, cabinets and countertops, finished flooring, and trim are inspected to ensure safe and proper operation.

EXTERIORS:  Roofs, siding, gutters and downspouts, trim, porches, decks, and stoops are all visually inspected, probed when necessary, to ensure adequate performance and condition. Perimeter grading, trees, and shrubbery are evaluated for serious impact to the house.

EXCLUSIONS:  Piers, Boathouses, Swimming pools & Hot Tubs, generators, sprinkler and irrigation systems, and central alarm systems are not included with your home inspection. We recommend specialists for examination of these items.
